At Michael Construction, we believe our design-build process insures clear communication and provides an exciting and enjoyable process. We keep you in the loop. We communicate openly and often with you throughout the various stages of design and build as your project morphs from vision to reality. We are available to address your questions and concerns. You rest assured that your wants, needs and your budget are our goal.

First Contact

First contact is often in the form of a phone call. We will provide a general idea of the cost of your project.Most of the time, this will be a per square foot cost to help establish the feasibility of your project. If you wish to proceed to the next step, we will schedule a meeting with you, preferably at the site of the planned project

Initial Meeting and budget analysis

At this initial meeting, we will look at the site to determine site issues and feasibility of your project in regards to existing conditions. We will discuss your project in more depth and establish what price range the budget is likely to be.The purpose is to establish a target budget for the design. We do not provide a proposal for construction until completion of design and specifications.

If your project still seems feasible, we will go on to the design phase with you.

Design Phase Includes

  • Analysis of site, context and function
  • Presentation of initial design drawings and specifications
  • Revisions of design, specifications an price
  • Involve assistance of subcontractors and others as necessary
  • Engineering as required
  • Final design drawings and specifications
  • Proposal for construction

We keep you vitally in the loop and work closely with you throughout the design stage.  With the designer and contractor under one roof, the process works smoothly, and the contractor provides input and guidance as to the costs and methods of construction.  We all work together towards your design goals and budget.

The Design Phase Begins

After we agree upon a design-phase contract and receive a deposit from you, we delve into design.  The cost of the design phase is generally 2%-3% of your target budget.  Upon completion of the design phase, you will have a set of completed design drawings with detailed specifications and our proposal to construct your project.

At this point, you may

1.      Do nothing and retain the design drawings and specifications.

2.      Accept our proposal and sign our contract to construct your project.

Acceptance of construction proposal

Upon acceptance of the construction proposal, Michael Construction will draft the final permit drawings, provide Engineering review as necessary, apply for all necessary building permits, and schedule the starting and completion dates.

In addition, Michael Construction applies the total cost of the design phase contract toward the total cost of the construction contract.
